LES EMBRUNS has two very different profiles depending on how you view it. Looking in from the roadside, it’s your classic 1980s bungalow, where the only exotic feature is its French name.

This is not the case from the rear. Looking up from the garden a sunroom, shaped not unlike a 50c coin, juts out from the main house.

 From this angle, the property looks split level. It is not. The room beneath the sunroom is for storage only and is not included in the overall 1,292 square footage of the house.

Les Embruns, which translates as Seaspray, is a far more attractive prospect with the sunroom addition, from where there are distant coastal views.

Les Embruns is in the Summerfield area of Youghal, a favoured residential area, according to selling agent John Hornibrook, who is guiding this four-bed detached home at the attractive price of €285,000.

It’s been rented out for a good number of years by its French-based Irish owner and some modernising will be required.

Mr Hornibrook says it’s “a good solid home” with views from the sunroom over Youghal Bay, with Capel Island in the crosshairs. The sunroom is open plan to the kitchen/dining room. There’s a separate living room at the front of the house. 

New owners might decide to create patio access from a rear bedroom.

Mr Hornibrook has been inundated with queries since putting the house on the market, mostly from people familiar with the Summerfield area, which is within walking distance of beautiful Youghal Beach and its extended boardwalk. Youghal town centre and the N25 are a short drive away.
