Time has worked for and against No 6 Hartland’s Road, near the Lough in Cork city … in fact, the fabulous nature and wildfowl reserve is just at the end of the road from this early- to mid-1900s semi-detached bungalow which has another ace up its bedraggled sleeve: a separate rear entrance off a lane.

Time has taken a toll on some of its interior, that and water damage which seems to have afflicted a ceiling and floor in the main, front living room. But, the fact it has lain in need of remedial work now for a couple of years at least means it should qualify for valuable financial incentives, under the Vacant Property Refurbishment Grants initiative.

This means up to €50,000 may be in the wings for whoever takes on the necessary works at the E2 energy rated, two-bed semi-d, with front reception, rear diner next to a kitchen. It has had investment in previous years, so not everything needs (re)doing.

The house, with its additional trump card of a back garden in two sections with lane and gated access (via a passage next to the house on the left for vehicles and builders’ vans) is guided at €295,000 by agent John Moynihan of Sherry FitzGerald, who says it has the potential to make an airy and comfortable home by the Lough, and with the lure of grant aid.

The Hartlands hinterland has seen some large scale student housing such as the Nido development by the upgraded Centra on Glasheen Road come along of late, and UCC and the city centre are within an easy walk of the property.

Front has a bit of space between the house and Hartland's Road itself

VERDICT: Lovely Loughside niche setting, with garden and scope galore.
