Quality 23-acre North Cork holding seeks €12k an acre

New to the market in North Cork with CCM Property Network is a 23-acre holding at Ballyguroe South, 5kms from Kildorrery.

Demand for smallholdings of quality in this part of the world is very high and a recent sale by CCM bore that trend out, according to selling agent Éamonn O’Brien.

“We sold a 25-acre parcel of tillage land at Rostellan outside Midleton last week and it fetched an exceptional price. We were looking for €17,000 to €18,000/acre but it made well in excess of €20,000 per acre.”

This new holding is between Kildorrery and Mallow, close to Bowen’s Court Estate and sharing with it many of the quality characteristics of its lands.

“It’s excellent quality land,” says Éamonn. “It’s in grass and it has been in tillage… for someone who is looking for that extra parcel of land, it’s ideal. Or for someone seeking to build a house and work the land for themselves, it might hold some potential as there was a (now lapsed) planning permission for a family member there before.”

In spite of the success of recent sales, the guide price here is remaining very sensible.

“We’ve a guide price in excess of €12,000 per acre,” says Éamonn, “which should be attractive to quite a lot of people. It’s got no entitlements so it’s just bare ground.”

There is a community water supply and a two-column round-roof hay barn on the property. Access is direct from the public road and there’s an internal roadway through the land.
