40-acre Westmeath farm up for pre-Christmas auction

The 40-acre farm would be suitable for any farming enterprise and have been ploughed in the past, although they’re currently in grass.

Coming up for public auction on Tuesday, December 19, at the Greville Arms Hotel in Mullingar (with a simultaneous online auction via the lsl platform) is a 40-acre holding to the southwest of Lough Ernell.

The property is in grass and is approximately 18km from Mullingar and 22km from Tullamore.

Selling agent Pádraig Murtagh of James L Murtagh & Associates describes it as an exceptional roadside farm.

“It comprises 40 acres of high-yielding, top-quality lands,” says Pádraig.

“They’re set on an elevated crown of limestone ground with absolutely no waste.”

The property benefits from a four-bay slatted shed, with a central passage, silage slab and grain silo.

The lands would be suitable for any farming enterprise and have been ploughed in the past, although they’re currently in grass.

The property is very accessible, with a good length of road frontage along a minor public road on its southern boundary.

According to the selling agent, there would also be a possibility of attaining planning permission to build a home—a factor that may be an extra incentive for interested parties.

The price guide given is a minimum of €10,000/acre.
