Located 10km to the west of Macroom in West Cork, a 69-acre farm is new to the market with Ballyvourney-based auctioneer Michael Creedon.

“The Kilnamartyra area would have quite good land,” says Michael, “but you’d also have a bit of rough ground around here too… Of the 69 acres in this holding, there are probably about 50 to 55 acres of good land.”

This is an executor sale, although the current tenant is in place up until the end of 2025.

“There is a farmer renting it for the last three years and his lease doesn’t run out until the 31st of December 2025,” clarifies Michael.

There are entitlements coming with the property, details of which can be discussed with the selling agents.

“Access is good to the property,” says Michael. “It’s just to the north of Kilnamartyra village and there’s a stretch of public road frontage… and Kilnamartyra is a good dairying area.”

The recent completion of the N22 Macroom bypass (just 1km to the north of this holding) also makes it more accessible for anyone considering it as an outside farm. The existence of a derelict house on site, as well as outbuildings, makes it a viable option for anyone going onto the property farming too.

“The buildings aren’t great,” says Michael, “but there’s an open silage pit and a four-bay slatted unit there, as well as an old derelict house… It’s ideal for a farmer in the Kilnamartyra area who would have two sons, for example, where you could do up the house.”

The price guide is in the region of €700,000 (€10,000/acre), which is a suitably cautious expectation. Past sales in this area have done well, however, with such a healthy and active dairy farming scene locally.
