BEFORE losing the run of yourself at the prospect of an affordable home on the Blackrock Road - yes, you read it right, the guide price is €365,000 - the one featured here is quite a project. Don't necessarily let this put you off. The good news is that both roof and windows were replaced in the past decade. Basically No 4 Clifton View has what they call in the business "good bones". The location speaks for itself, just beyond Longboats pub in Ballintemple, where the Old Blackrock Road turns into a bit of a hill. It has a south-facing back garden, nicely private, although truncated by the siphoning off of some of the site some years ago. It's still quite decent, "at least 60 ft back to the boundary wall" says selling agent Tim Sullivan of Timothy Sullivan & Associates.
So, with the good news out of the way, what's left? Well, shedloads of work. It's essentially a gut job internally, having been a long term rental and looking now a tad neglected, although only vacant for a couple of months. Walls will need re-plastering, the bathroom needs replacing, insulation will be required to improve on a very poor 'F' energy rating. However anyone with an appreciation of period homes will note the high ceilings, the long windows and the nice detail around the front door.
Mr Sullivan says there's been "lots of interest" is this 128 sq m townhouse, which will require a good deal of time and investment to bring it up to scratch.
For a buyer undeterred by the work involved who appreciates the value of the location.
