The Keadeen Hotel in Newbridge, Co Kildare, will be the scene of the last in a series of public auctions conducted by Newbridge-based Jordan Auctioneers. Thursday, November 30 will see another large Kildare holding go under the hammer in the form of a 110-acre farm in Collinstown, Carbury.

As selling agent Paddy Jordan puts it, it’s a case of “saving the best till last” with this top-quality grassland farm.

It is located between the villages of Carbury (3km) and Johnstown Bridge (6km). The M4 is just 7.5km away, Enfield is 8.5km and Dublin is within an hour.

The lands are all in one block, laid out in eight divisions and divided by excellent mature trees and hedging. The quality soil is “Elton Series” classified — some of the best lands in the region.

“It’s an ideal farm for livestock, a dairy enterprise or equestrian use,” said selling agent Paddy Jordan. “But it is suitable for a wide range of uses.”

“There is also the benefit of a traditional farmhouse,” Mr Jordan said. “It’s now in a derelict condition but it would be of assistance for anyone considering applying for planning permission for a replacement.”

The house is an extended two-storey farmhouse with a small lean-to extension to the rear. It’s in need of complete renovation, having not been lived in for a number of years.

To the rear of the house, there is a farm yard containing a series of outbuildings. These include a range of stone outbuildings that are in need of repair and a five-span hay shed with a lean-to.

A large holding of top-quality land that’s ready to go such as this one are always in high demand, particularly in this part of the world. The price guide of €1.9m (€17,000/acre) is an accurate reflection of its value and it would not be surprising to see it soar even higher.
