Development lands with a combined €1.4m price tag and positive planning history for sale in East Cork 

For sale in Rostellan: 3.78 acre site with residential development potential and positive planning history 

TWO land parcels in East Cork, both with development potential and positive planning histories, are on the market with a combined value of €1.4m.

The larger of the two, with a guide price of €950,000, is a 3.78 acre elevated site, in the village of Rostellan, overlooking Lower Cork Harbour. It was part of a proposal to build 29 detached homes in the early noughties. While 17 homes were built after the landowner, Robert Rutledge, sold serviced sites with planning permission to individual buyers for prices starting at €250,000, the remaining 12 homes at Radharc na Mara never went ahead. The land now on sale was earmarked for those homes and is zoned residential. While planning permission has lapsed, selling agent Shane Russell of Russell Estate Agents said there will be no issue getting fresh planning.

"It’s not too often that such an opportunity presents itself to acquire such a well-located residential development site in the East Cork area,” he said. Existing homes at Radharc na Mara range in size from 1800 sq ft to 2,344 sq ft. All but one, a dormer bungalow, are two-storey homes. Mr Russell said demand for high quality family homes in the area "is exceptionally high, due to the excellent level of sporting and social activities located close by". These include tennis, sailing, GAA, scenic walks, and a selection of beaches such as Whitebay and Inch.

Further down the road, Mr Russell is also selling a one acre site in the nearby village of Aghada, with a guide price of €450,000.

The site previously had planning permission for the construction of 12 townhouses and two apartments. It's close to the former Walsh's pub (now a home) which coincidentally is also up for sale with Mr Russell, with a guide price of €235,000.

Both coastal villages are less than 15 minutes from Midleton and a 30 minute car journey from Cork City.
